At about 14 square miles, Bolton is the smallest town we serve and among the most rural, sitting around 700 feet up between Manchester and Coventry. Its elevation makes it the high point of three separate watersheds, and I-384 ends here — which is why a rural town has such direct access to Hartford.

About 91% single-family detached. The most postwar-weighted of the rural towns: roughly 31% of homes were built between 1940 and 1959 and another 30% in the 1960s and 70s, with only about 6% built since 2000 — the least new construction of any town here apart from East Hartford. Expect mid-century houses that have been updated to varying degrees rather than new inventory.
Getting around
I-384 terminates in Bolton after an 8-mile run from I-84, meeting Routes 6, 44 and 85. Hartford is roughly 15 miles — about 21 minutes in light traffic — and UConn Storrs around 16 miles.

Water and sewer
Bolton is the clearest well-and-septic town in our area: CT PURA lists no water utility operating in Bolton at all. Sewer service exists only within the Bolton Lakes Regional districts, created under a state consent order because watershed soils were poorly suited to on-site disposal and hookups were completed in 2015. Outside those districts, plan on a private well and septic system.
