Living in Manchester
Manchester is the largest and most internally varied market we work in, about 27 square miles, fully suburban, running from the Hockanum River lowlands up to Case Mountain. It has a genuine downtown, extensive postwar neighborhoods, and one of the largest retail concentrations in New England on its northern edge.
Neighborhoods and villages
- Buckland
- Manchester Green
- Highland Park
- Hilliardville
- Lydallville
- Oakland
These names carry real meaning in listings: the Buckland area on the north side and the Main Street/Cheney district south of it are very different markets.
The housing stock
The oldest and densest stock along the I-84 corridor: about 20% of Manchester homes were built before 1940 and another 27% between 1940 and 1959. Single-family detached houses make up roughly 46% of units, with substantial townhouse and condominium inventory, two-family houses, and large apartment buildings. Practically, that means single-family, condo, and multi-family are three separate markets here with their own buyers.
Getting around
The best-connected town we serve: I-84, I-384 and I-291 all touch Manchester, along with Routes 6, 44 and 83. Hartford is about 10 miles (roughly 15 minutes without traffic) and UConn Storrs around 17 miles.
Drive times are approximate and assume light traffic.
Water and sewer
Manchester runs its own municipal water and sewer department, blending seven surface reservoirs with active groundwater wells and treating at the Globe Hollow plant. It also supplies parts of Glastonbury, Vernon and South Windsor. Most of the developed town is served.
Service varies by address — always confirm for a specific property.
Around town
- The Shoppes at Buckland Hills and surrounding retail: over 3 million square feet of shops and services
- Charter Oak Greenway, linking toward Bolton Notch and the wider East Coast Greenway
- Wickham Park: 280 acres of gardens, ponds and fields
- Case Mountain trails
Worth knowing
Manchester is "Silk City." Cheney Brothers, founded in 1838, became one of the largest silk manufacturers in the country and the only mill in the world taking silk from raw fiber to finished cloth. The Cheney Brothers Historic District (275-plus mill buildings, workers' houses, churches and family mansions) is a National Historic Landmark district.

Property taxes in Manchester
FY2026–27, set on the October 1, 2025 grand list.
Connecticut assesses property at 70% of market value as of the town's last revaluation — Manchester's was the 2021 grand list, so the figure above is illustrative rather than a quote for any specific home. Motor vehicles are taxed at the statewide cap of 32.46 mills here. The Downtown Special Services District adds 4.18 mills (45.18 total), a small commercial district, not most residential addresses. Since the Eighth Utilities District and South Fire merged, there are no longer separate fire district rates. Revalues for the 10/1/2026 grand list.

When we got to the point of making an offer, it was on a house with a huge amount of interest and had several offers in just a couple of days. Kristyn did an amazing job taking us through the negotiation, working hard to get our offer accepted, and giving us invaluable advice all the way through. I can guarantee we would not be living in our fantastic home without Kristyn. Hire her, you will not be disappointed.”
